The perfect tips to organize a pantry

Is your pantry disorganized or cluttered? Well here are some great tips on how to make your pantry clutter free and functioning. 

 For a long time I would look at my pantry and think, "I can't stand all this mess"  or "I can't find ANYTHING!". So one day I went to Lowes and bought a closet tower by Allen + Roth and it fits perfect! The tower includes:

a choice of color between: antique white, antique gray or java (I picked antique white) 

1ventilated tower

1 raised panel drawer kit  

Two 3-ft ventilated shelves

3 expandable closet poles

100% solid wood 

 

The great thing about this tower is that you can install the drawer anywhere you want. Or if you don't want a drawer you can use all open shelves. I chose to use one wood drawer and two wire baskets and placed it at the bottom of the tower. First, I took everything from my pantry and I put it in plastic bins. After I assembled the closet tower. When I found the perfect spot for the tower I went through all of my food and I got rid of all the boxes I could. I had some small wicker and metal baskets I had laying around so I put them to great use. In the bottom wood drawer I lined up all my baking ingredients until it was filled. The next two spaces are wire baskets where I placed one basket with my daughters snacks (chips, goldfish, cookies, etc). The other wire basket I put all our breads in. The shelf above the wire baskets I placed the wicker and wire baskets on the shelf and put fruit snacks, granola bars and anything small I had to keep in place. I then stacked all the can foods, sauces, jars etc on the next two shelves. 

 

This tower is a great way to be able to see everything you have in your pantry without getting overwhelmed. If you have any questions feel free to ask!!

Top 3 favorite restaurants for dinner in Wilmington NC

Do you need help with finding the perfect restaurant for dinner? Well here are some of our top 3 favorite places to dine at in Wilmington, NC.

 

 

Bento Box

 

Where are all my sushi lovers? If you haven't checked out Bento Box, you are missing out! Bento Box is a restaurant that is Asian street food. Chef Lee Grossman creates many different sushi rolls each day. You can find him in the center of the restaurant behind the sushi bar. His creations do not disappoint. You can either enjoy sushi or order some of the most delicious Asian plates. 

Recommendations:

Sushi rolls: Miami Vice, Palm Beach and Godzilla roll

Asian cuisine: Chicken Pad Thai

Ceviche's

 

Ceviche: A dish made of raw fish or shellfish, coated with fresh lime or lemon juice.

If your looking for a great atmosphere, Ceviche is the place to be! You can sit outside on the porch and enjoy the beautiful weather or sit inside and listening to the water fountain in the back area. The staff is wonderful and very energetic to serve you! Each meal comes with a delicious side of either beans, rice, pickled onions, slaw, salsa or vegetables. 

Recommendations:

Tapas: Pineapple salsa and guacamole

Dinner: Ropa Vieja and Arroz Con Pollo

The Bridge Tender

 

Bridge Tender is a waterfront seafood and steakhouse located at the foot of the Wrightsville Beach draw bridge. This restaurant overlooks the beautiful Intracoastal Waterway. The menu will capture many different dishes with seafood and steaks to choose from. Not only is their dinner amazing you must check out their mouth watering desserts!! After your dining experience I highly suggest to walk out on the dock and watch the fishermen bring in their fresh catch. 

Recommendations:

Appetizers: Calamari, Crab dip and Oyster Rockefeller

Dinner: Wedge salad with Ahi Tuna, Golden Gate and Crab Stuffed Flounder

Dessert: Key Lime Pie and Fudge Brownie Napoleon

Wilmington Spotlight: NHC Public Libraries

Looking for something to do on a rainy day, to prep for a rainy day, or just for something different that's calming?

Check out the New Hanover County Public Libraries!

I live closest to the NHC Public Library's Northeast Branch & love this one.

I haven't been to the other branches in a couple years but look forward to bringing my kids to each of them and exploring what each branch has to offer. Especially since if you check out books from one NHC library you can return it to any other NHC library - so convenient!

 

There are 4 public libraries in New Hanover County. 

The Main Library & Law Library is located at 20 Chestnut St in the Downtown Wilmington area.

The Myrtle Grove Library is at 5155 South College Rd & is located towards the southern end of New Hanover County.

Pleasure Island Library is at 1401 N. Lake Park Blvd in Carolina Beach!

The Northeast Regional Library is at 1241 Military Cutoff, it's towards the Mayfaire area in Wilmington.

 

The children's room at the NE branch is a welcoming spot & invites kids in. Not only are there several low bookcases so they can independently select their own books but there are seating areas, a table, train table (perfect for distracting my toddler so his sister can read), & even some interactive activities on the walls for kids to play with.

There are so many free activities & programs for all ages that the libraries host. There are multiple Storytime opportunities for young children some with movement/dance included, art classes, lego club, job labs, divorce clinics, yoga, workshops, teen gaming sessions, book sales, book clubs, computer classes, & even times where kids can read to therapy dogs!

Don't have a NHC library card yet? No worries, it's super easy & free for residents of New Hanover Count. Bring in your driver's license and proof of your address. Public school children can link up to their school account so they can borrow 2 books at a time or can get their own library card which will allow them to borrow more for up to 3 weeks. Go get a library card!

Wilmington Spotlight: The Little Gym of Wilmington

 

Looking for a fun place for your kids to get some energy out & learn many skills? 

 

Check out The Little Gym of Wilmington!

The Little Gym specializes in unique educational classes that revolve around active play. Their classes are serious yet in a fun environment with 3 dimensional learning.

 

While there are several gymnastics classes, they also have dance, karate, & sports skills classes and children can start as young as 4 months old.

Here's my little guy having fun running around during a free play time in the gym & my daughter during one of her gymnastics classes:  

     

 

I love The Little Gym's Parent Survival Nights too, I've dropped my daughter off for 2 of them & she had a blast. They provide fun play time in the gym & feed them dinner while the parents can go out to dinner or shopping. Children do have to be potty trained so my little guy hasn't gone yet but as soon as that's accomplished he'll be dropped off then too!

 

The Little Gym also hosts fun birthday parties. We had my daughter's 5th birthday party there when I was 1 week away from delivering our little guy, it was so nice to just arrive with a few of my daughter's favorite snacks & some balloons while The Little Gym staff took care of the rest. 

 

The great group at Crossfire Paintball & Nerf had also donated a raffle price for the Toys for Tots Drive that the Brittany Allen Group did with David Tignonsini of Guaranteed Rate in December 2017. Their support in our Toys for Tots Drive helped us achieve a bin full of new toys for Toys for Tots to donate to children in our area for Christmas.

Invite all your kids friends & get some energy out while they dodge the nerf darts! 

 

They have 2 nerf fields, one with a large castle in the back & the other has a car, both great advantage points to hide behind. There are also barrels & stacks of tires conveniently placed around the fields to hide behind while loading darts & taking careful aim at your opponents. 

 

If paintball is more your speed, there's an 11,000 sqft playing space with inflatable bunkers that's sure to be a blast. It's low impact paintball, so their guns are smaller & lighter than traditional equipment and shouldn't leave any bruises are marks :)

 

All the fields are indoors so there's no concern over rain & the building is air conditioned. 

 

Want to enjoy some quiet time while the kids play? The nerf fields have a picnic table & a few rocking chairs where you can relax while watching the kids run around. The paintball field has a large glass viewing wall. There is even free wifi.

Choose The Right Lender

Many of the questions that come up when thinking about buying a home revolve around financing & how you're going to make it happen financially.

A great mortgage lender will lead you through the process & help to make it go as smoothly as possible while keeping your best interests always top of mind.

The help reduce some of the anxiety about hiring a lender I've put together a few things to consider during the interview process to ensure you're asking the right questions to make the best decision on which lender is right for you. 

Things to Consider 

1. Are they local?

Often a home search begins online and sometimes that means they also start looking for a loan officer that way too. The problem with this is that online lenders and large banks (such as Bank of America, SunTrust, Wells Fargo, etc) are sometimes more difficult to get through the process with than a dedicated local lender. Different time zones can make it frustrating to get reach your lender when you need them and I'm often seeing clients having more headaches than its worth when they opt for a non-local lender. Local lenders are experts on the real estate market and are knowledgeable about state and city specific lending opportunities to include grants and lending programs. A non-local lender may not know about the great programs that are eligible for this area. Listing agents might also advise their Seller clients away from choosing a buyer with an online lender pre-qual letter given that their success rates are often lower. This is really important when we are competing with other buyers for a house, we need to show that we have a strong local lender on our team to help get the transaction done & smoothly. There is also immense value in you &/or your agent being able to literally walk into your lender's office to ask questions or seek assistance when needed.  

2. What are their working hours?

A lender who works not just 9-5 but around the clock is critical to get through the home buying process seamlessly. It’s important to find a lender who is available when you need them which is often at night or on the weekend. If we're making an offer on a home over the weekend, I need an updated pre-approval letter right then, we might miss out on the home if we can't get it until Monday. There is huge value in having a lender on our side who has flexible hours & is easily reachable.

3. Are they reputable?

It’s important to find a lender with a good reputation. Just like you wouldn’t stay at a one star hotel with horrible reviews, you wouldn’t want a lender with a history of leaving their customers hanging at the closing table.You want to work with a lender who you know will be giving you accurate information and who you can depend on to get you through to your closing so you can purchase your dream home.

4. Do you have a relationship with them already?

It’s a great idea to contact your banking institution to see if they can offer you some good deals since you already bank with them.If you’re a member of a Credit Union that is definitely a great place to check since Credit Unions often have the best mortgage programs available for their members. Sometimes the larger banks don’t really offer any special incentives with their loan programs but it’s still a good idea to double check. Especially if you’re on a first name basis at your local branch!

 

Questions to Ask the Lender

Once you've identified a few solid lenders (and you should contact at least TWO to get a comparison for products available to you), here are some additional questions to ask them before you apply for your mortgage:

  • How much will my closing costs be?
  • What loan programs do you offer?
  • Are you able to match competitor pricing?
  • Do I qualify for any grants?
  • What fees do I need to pay upfront?
  • Are your rates, terms, fees, and closing costs negotiable?
  • Will I have to pay private mortgage insurance? How long will it be required? Can it be paid upfront one time?
  • How long can I lock in a rate?
  • Do you offer a float-down policy?
  • Are there any prepayment penalties?
  • How much can I afford to borrow?
  • When would my first payment be due?
  • How quickly can you get a full approval?
  • How quickly can you close the loan?

 

Keep in mind that they are trying to compete for YOUR business. Let them know what you’re looking for and what you’d like to pay and let them find a program that fits your goals and needs best.

1. Serious Buyers - The buyers that are out during the holiday & upcoming holiday season looking for homes are serious and ready to buy. Although the summer often brings in a larger number of prospective buyers that crowd contains a lot of people that are just excited by the season & activity and fall into the "trend" of house hunting. These people end up not really being serious about the process and often times hold off for another time. If people are investing time to look during the fall season they are more likely to be interested in actually buying a home & making a move instead of just touring it.

2. Less Competition - Selling in the fall isn't something many families can accomplish due to personal schedules. That's why a significant amount of homes get listed during the summer season. Which means that summer time brings in a lot of competition. Selling in the fall means the potential house next door that has slightly more perks and may have been listed during the summer, doesn't make your home sit stagnant, since everyone wanted your neighbor's house. It also doesn't devalue your home because of the house that could go up next door that could be under-priced in your neighborhood, and draw all of the attention.

With a slower season you get more attention to your property which increases the chance of a sale as choices for buyers is often more limited. 

3. Easier to Find Your Dream Home - Not only do you get to benefit from a slower season during the selling process, but you can also benefit on the buying side. With less competition on your dream house, you can get a better deal. The summer brings a lot of missed opportunities for buyers on their dream homes, because they go off the market instantly. This will give you the opportunity to get your home on the market and take your time to find the right one. A much calmer pace to the transaction usually makes it less stressful. Don't feel rushed into buying a home overnight during the summer, it could turn into a headache & regret. If you want a more peaceful transaction, that has calmer pace, then selling during the fall is perfect for you.

6 Reasons Your Home Hasn't Sold

Are you ready to sell your house and want it to have a great first impression on the market? Or has your home been listed for awhile, you know your agent is working hard to market it, just don't  know why it hasn't sold yet. Below are the top 6 most common reasons your home may not be making a good impression and is ending up stagnant on the market.

1. IT'S OVERPRICED

An overpriced home is the #1 reason a home won't sell. We often want our homes to be worth a lot more than we may see based on the data, but if you put your home on the market for the number you wish it will bring instead of the price it actually needs to be, your home can sit on the market for months without getting a single showing. If you're thinking you need to price high to leave room for negotiations, statistics show that views for your property, for buyers in your price range, can drop as much as 90% if it's priced too high. Discuss with your agent what the market says the value of your home is, then price it competitively to potentially get a bidding frenzy instead of low offers or having it expire with no interest.

2. LOW SHOWING AVAILABILITY

Making sure the house is clean and having to leave on a daily basis for buyers to tour the home may get overwhelming-I get it! It is crucial though to have open availability for your home to be shown. You could end up missing out on the perfect buyer if you decline showings. The longer it sits on the market, the less value buyers will see in it. It also is a quick way to get off on the wrong foot with buyers, you don't want the impression to be that you'll be difficult to work with & for scheduling inspections once under contract. Talk with your agent about having a overnight notice if the extra time is needed, but make sure your home is available to be shown as often as possible.

3. CLUTTERED SPACE

Buyers want to walk into a house and envision living in that home. This is difficult to do if your home is cluttered with personal belongings. They instantly get the feeling of invading someone else's personal space, instead of being able to see their future in your home. Make sure your entire property is clutter free before putting it on the market; and store away all family photos.

4. UNPLEASANT ODORS

If you smoke or have pets, it's easy to get used to the smell to the point that you don't even notice it anymore. It is important to understand that the scent can be picked up by new people visiting your home and it can really turn them off from making an offer. Before a showing, make sure to dispose of any garbage outside, don't cook fish or other strong smelling food the day of a showing or night before, and ensure the home is freshened up so there are no pet or smoke odors - change the cat's litter box just before leaving & leave the windows open to air out the house as much as possible. 

5. UNWILLING TO MAKE REPAIRS

Selling your home as-is may sound appealing at first, but being unwilling to make repairs could cost another mortgage payment that far exceeds the cost of repairs if you refuse to work with the buyer on their requests and the home goes back on the market again. Be open to reasonable repair requests. Go over with your agent what you can afford to do and make a reasonable counter offer during the repair negotiations. 

6. UNWILLING TO NEGOTIATE WITH BUYERS

It's important to have an open mind about requests that will come from buyers when it comes to purchasing your home. These requests can come in the form of price negotiations, repair requests, requests to cover closing costs, or home warranties. With your agent on your side advising you of the best steps to take, be open to working with the buyers on some of their requests to ensure a successful closing. You want to make this a win-win for everyone and always keep your reason for selling in mind, lets get you to that end result.

Newlyweds equate to over half of first time home buyers. It makes sense! A home can bring two of your places and lives together and make it one. If you and your spouse are ready to fall in love with the perfect house together, here are five tips to make sure the process goes smoothly, and you come prepared.

1. YOUR WEDDING BUDGET: Always keep in mind your wedding is a one-time event that shouldn't be less than what you'd imagine. It's a beautiful time to put all of your dream pieces together. However, it's best to sit down and find out ways you can shift the budget to help with your down payment for a home also, if you plan to purchase a home soon too. The average couple spends a little over $20,000 on their wedding. Even a savings of $5000 from your wedding budget can help with being able to get the perfect home for you to enjoy building your life together for many years to come. 

2. WEDDING GIFTS: Wedding bliss often comes with wedding gifts. Let's admit, one of our favorite times during the wedding season is all of the gifts that come pouring in! Have any friends or family pitching in cash? Consider saving that to put towards your down payment. And depending on the generosity of your gifts, you can even open an account dedicated to your down payment, that friends and family can gift to. 

3. GET PRE-APPROVED: One of the least brought up conversations in relationships is the credit and financial history of your soon-to-be spouse. Get together with a lender to go over both of your histories to know what needs to be done to put you guys in a position to own a home together. In some cases, only one person can get approved, while the other can't. If you want to put both of your incomes toward the cost of the house you want, talking to a lender early on can ensure you are prepared to make the right moves. Often you can get a game plan set up to improve credit in order to get a better score and then qualify for a better loan option. 

4. THE RIGHT AGENT: That's where myself & my team come in! Forget finances for a minute and focus on what made you want to buy a home!

  • Is your family growing or merging together?
  • Does your family feel safe?
  • Is there an incredible school system in the area? 
  • Is your landlord unbearable?
  • Are you tired of throwing away money on rent with nothing to show for it?

 

WHERE IS THE REAL ESTATE MARKET GOING?

DON’T SLEEP ON YOUR DECISION TOO LONG! Home prices are on increasing & the Days On Market for homes is getting short! 

According to Existing Homes Sales Report from the National Association of Realtors (NAR), the average price of homes in May 2017 went up 5.8% from last year.

If you wait until next year to buy, you might be scrapping for change in the cushions or with the interest rates also increasing, you might not be able to comfortably afford that same house next year. Not only will it cost you more to buy, but you will also need to increase your down payment to account for the higher price of the home.

 

WHAT IS THE MORTGAGE FORECAST?

The initial process of purchasing your home may seem easy and quick, but there is lot to it actually! The ‘long term cost’ of buying a home WILL haunt you if you buy at the wrong time! Mortgage Bankers Association (MBA), and NAR have projected that mortgage interest rates will increase over the next twelve months. The smallest increase in mortgage rates can have a huge impact on a home owner.
